Let’s go with the good news inspection first.

The good news with this inspection is that there is no raccoon in the house!  The raccoon did not make it inside through the shingles where these two roof lines meet.  As you can see by the torn-up shingles and damaged trim, the raccoon definitely wanted in but didn’t make it. 

This inspection reveals there is some damage, but it isn’t too costly to fix.  If left unfixed though, water and more destruction from the raccoon could bring more problems.  It’s in the best interest of this homeowner to deal with this issue now while it is small and cosmetic.

As you can see, the raccoon-in-the basement-problem is much more a symptom of this foundation issue than a raccoon damage problem. 

Here’s a case where an inspection for a raccoon revealed a much larger problem.  It’s good to realize (sooner rather than later) that this sill plate is rotting.  But, it doesn’t lessen the sting involved with learning of this problem.  We’ll not go so far as to thank the raccoon but, when animals reveal a structural issue the best thing to do is chalk it up as a silver lining. 

Needless to say, making a conclusive repair here is going to be pretty involved.
