To the right is what we found on the balcony of a home that has had nuisance animal problems.

As you can see, this piece of wood is older and has been exposed to the elements for years.  Nails are popping out and the edges of the boards no longer meet.  A significant gap has opened up.  This gap not only lets water into the cavity below it along this railing, but it attracts curious animals and gives them places to explore and possibly live in.

The hollow area that this balcony railing makes has been explored by animals and that is why we are at this home.

After dealing with the animals, the next important step is to fix this area to keep water and other animals out.  Deciding which repair is accomplished is up to the homeowner based on our recommendations.  In this case, removal of the old wood and replacing with new is definitely an option.  Covering the old wood with metal trim is also appropriate.  That was what was done in this case.

After 1) animal removal 2) trim installation & 3) caulking the seams, this railing and the cavity it creates will no longer have water or animals getting into it.  That extends the life of this balcony railing.  Home maintenance always lurks in the background, but the owner can take a deep breath for a while and avoid a full re-build.
